Every time your water heater runs, minerals (mostly calcium and magnesium) settle at the bottom of the tank. That buildup traps heat, strains the burner, and wastes money.
For $100, we’ll give it a full flush and inspection before the cold sets in. Here’s what we do — and why it matters:
• Drain & flush the tank: removes sediment buildup so water heats faster and your tank lasts longer.
• Inspect the temperature & pressure relief valve: this safety valve prevents dangerous pressure buildup. Over time it can corrode or clog which ruins the tank (aka costs you MORE monies!) and checking it makes sure it opens when it should and seals when it shouldn’t.
• Inspect the expansion tank: absorbs pressure swings when your system heats up. A quick check confirms it’s still holding the correct pressure and protecting your plumbing.
• Inspect the gas control valve & burner assembly: keeps your water heating safe and efficient. Dust or corrosion here causes dirty flames, wasted gas, and uneven heat.
• Inspect the anode rod: the sacrificial metal rod that rusts so your tank doesn’t. It’s literally dying for your water heater, and once it’s gone, the tank starts to go too. Replacing it when worn adds years to the life of your heater — one of the cheapest ways to prevent early failure.
In Colorado, hard water builds up faster — so a yearly flush isn’t just maintenance, it’s insurance. It keeps your water heater running quietly, efficiently, and ready for whatever winter throws at it.
